The median sold-listing value for houses ranged from ¥38m in Kutchan to ¥198m in Hirafu and Hanazono. The premium is real, but so are the differences in turnover and evidence depth.
The Niseko House Value Ladder: From ¥38 Million to ¥198 Million

Niseko house buyers were not choosing between slightly different versions of the same product in 2025. They were choosing between distinct price tiers, buyer pools and resale-evidence profiles. Among areas with a meaningful sales sample, the median last known listing value of houses recorded as sold ranged from ¥38m in Kutchan Town to ¥198m in both Hirafu and Hanazono.

That five-fold spread is not a pure measure of quality. House age, specification, land size, outlook, access and exact location are not controlled in these aggregate data sets. It is, however, a useful map of where the Uchi sales evidence places the centre of each area's house market and how much evidence supports the conclusion.
