One of the most revealing comparisons in Niseko's 2025 Uchi data is also one of the simplest. Hirafu and Kutchan Town each recorded 43 sales, but Hirafu did so against 505 cumulative active listings while Kutchan did so against 128. The same sales count therefore represented a very different level of observed activity relative to the stock that appeared during the year.

That distinction matters because premium positioning and observed turnover are not the same thing. A famous area can have deep demand for one product type and slow price discovery in another, while a less glamorous area can offer a lower entry price, a broader local use case and more observable resale evidence.
