Hanazono’s 2025 Property Market: More Value, Fewer Properties
Hanazono’s visible property market became considerably more valuable in 2025, with almost the same total asking value as the much larger Other Niseko Areas market—but concentrated across roughly one third of the listings.
Over the course of our latest Niseko series, one conclusion has become increasingly difficult to ignore: there is no single Niseko property market.
Hirafu remains the region’s deepest premium and apartment-led market, while the areas outside the established resort villages recorded the highest number of visible sales in 2025. Kutchan and Niseko Town tell different stories again, shaped more heavily by housing, land and the practical needs of the wider resort economy.
Hanazono sits at another extreme: visible listings increased from 84 in 2024 to 101 in 2025, but total priced listing value rose much faster, from ¥28.57bn to ¥41.29bn. Inventory therefore increased by 20.2%, while the value of that inventory rose by 44.5%.
The comparison with Other Niseko Areas is perhaps the clearest way to understand what that means. Other Niseko Areas contained 310 visible listings in 2025 with total priced listing value of ¥41.41bn. Hanazono reached almost exactly the same figure—¥41.29bn—with just 101 listings.
In other words, two parts of Niseko carried almost identical visible asking value, but one required more than three times as many properties to get there. That is Hanazono’s premium concentration story in its simplest form.

The explanation sits partly in the nature of the product. Hanazono combines an established international hospitality anchor, golf, resort infrastructure, high-value houses and a relatively constrained land market, creating a very different property environment from the broader drive-to areas surrounding Niseko.
The more interesting question is how far that premium extends once we move beyond headline inventory value and look at individual asset classes, transaction activity and price density.
