Uchi’s Value Map: Where We Would Look Now
Where would Uchi look next—and what would change our view? Our Winter 2025/26 conclusion weighs asking prices, recorded sales and liquidity across seven resort markets, with a clear case, reservation and evidence test for each.
Where would we look for a Japanese resort property now—and what would make us change our mind? That is a more useful question than which destination has the highest price or the fastest recorded sale. A buyer comparing apartments is not conducting the same search as someone considering an older house or a large plot, and a lower entry price is not automatically better value once the property’s characteristics and the strength of the evidence are considered.
The Winter 2025/26 series has separated the advertised market from the properties recorded as sold, placed ticket prices alongside ¥/sqm, and made the supporting samples visible. The expanded Data Rooms allow subscribers to inspect the numbers. This final article adds our interpretation: where those observations give us a reason to investigate, which reservations we would carry into that investigation, and what evidence would strengthen or weaken the case.
We assess Hakuba, Furano, Rusutsu, Nozawa Onsen, Myoko, Madarao and Niseko separately. The result is not a ranked list of resort investments or a forecast of returns. It is a set of research priorities for different kinds of property search. The opportunity worth pursuing is the one that remains persuasive after its limitations have been examined—not the destination with the most exciting percentage.
