An asking price tells you how a property has been positioned. Understanding what sold requires another set of questions: which types of property were represented, at what price points, and how long had they been listed? For someone comparing a house in Furano with one in Hakuba, or smaller plots in Rusutsu with larger sites in Myoko, a single resort-wide sales average is unlikely to provide the answer.
This Data Room brings together recorded sales, indicative sold-listing values, price per square metre and observed sales velocity across the same 15 markets and sub-markets covered in our Asking Prices reference. Hakuba, Furano, Rusutsu, Myoko, Nozawa Onsen and Madarao sit alongside Niseko overall and its eight sub-areas, with separate tables for houses, apartments and the two land-size categories. Winter 2023/24, Winter 2024/25 and Winter 2025/26 are shown together so you can distinguish the latest movement from the longer comparison.
The figures are designed to be read with their supporting counts. Sold values use the last-known published listing price, not the confidential final transaction price, while sales velocity includes only records with usable dates. A large increase in the average, a short observed selling period or a particularly expensive recorded sale can each be informative—but none should be interpreted without knowing how much evidence sits behind it.
