The Japan Mountain Value Map: Five Markets, Five Different Models
There is no single ‘next Niseko’. Five mountain markets now offer five different value propositions, from Hakuba's repricing to Nozawa's scarcity and Madarao's low entry point.
A useful value map does not begin by simply asking which resort is the cheapest, it should begin by asking what kind of market a buyer is entering, because the same 20% discount can mean very different things in a deep, liquid market and in a location where only a handful of properties trade each year. The five destinations in this series illustrate that point unusually well.
Hakuba is the repricing market. Karuizawa is the mature lifestyle market. Nozawa Onsen is the scarcity market. Madarao is the low-entry market. Myoko Kogen is the emerging and more selective market. Niseko remains the benchmark for breadth and transaction depth, but it is not automatically the best comparison for every buyer or every asset.
