Niseko Town occupies an unusual position within the wider Niseko market. It is a service town, a resort municipality and a quieter village-style market at the same time, with Niseko Village, Niseko Annupuri and Moiwa Resort all officially located within its boundaries, even though the resort areas themselves are excluded from the dataset in our new report.

That distinction is important for anyone trying to understand what is happening beyond the main resort areas. The report does not measure resort-core apartments, branded hotel stock or the most obvious premium product on the mountain. Instead, it looks at the houses, land and local-support property outside the named resort areas, where demand is shaped by a different mix of lifestyle buyers, local housing needs, small-scale accommodation, access, land availability and the practical requirements of the wider resort ecosystem.

The visible market expanded sharply in 2025. Listings on Uchi rose from 61 in 2024 to 110 in 2025, while sales activity also moved higher. That alone makes Niseko Town worth watching, but the more interesting story is how differently it moved compared with Kutchan, Hirafu and the resort-core markets that usually dominate the Niseko conversation.

Niseko Town is smaller than Kutchan, with a thinner local base and less urban depth, but its 2025 direction was stronger across several headline measures. The house market also carried a clear premium over Kutchan, suggesting that even outside the named resort zones, Niseko Town remains more resort-adjacent and lifestyle-led than the larger support town next door.

Land tells a different story because while Niseko Town had more visible land than Kutchan in 2025, much of that land was broader, larger and generally less price-dense. That makes the area interesting, but also more complicated. Some plots speak to lifestyle and housebuilding demand, while others are more rural, access-dependent or longer-term in character.
