Niseko remains the benchmark resort property market in Japan, and the latest Uchi Insights annual report shows why.
The new Niseko annual market report 2025 looks at the visible market across listings, sales activity, pricing, land and property type. It covers one of Japan’s most mature and internationally recognised resort markets, where commercial property, chalets, apartments, development land and smaller housebuilding plots all sit within the same wider marketplace.
At a headline level, Niseko’s visible market on Uchi expanded sharply in 2025. Listings rose from 902 in 2024 to 1,381 in 2025, while total listing value also moved higher. Unlike some smaller resort markets, Niseko continued to record meaningful sales activity even as buyers were presented with more choice.
That balance is what makes the report interesting. Niseko is not simply a market getting bigger. It appears to be moving into a more mature phase, where visibility, product variety and pricing discipline all matter more.
A few themes stand out in the full report. Land remains central, but requires careful interpretation because large development-style sites can distort averages. Houses continued to play a major role in visible transaction value. Apartments, meanwhile, appear more mature and stable than in many smaller resort markets.
