Nagano’s resort property market is not one story, and that is exactly what makes it worth following closely.
The new Uchi Insights Nagano annual market report 2025 offers a broad, data-led view of the prefecture at a time when visible inventory has expanded sharply, asking values have moved higher, and sales activity appears more selective than in some other major resort regions.
At a headline level, the Nagano market reflected on Uchi grew from 98 listings in 2024 to 152 in 2025, while total listing value increased from ¥10.9bn to ¥23.0bn. At the same time, sold listings fell from 61 to 46, pointing to a market where visibility and pricing ambition moved faster than completed visible sales.
A few themes stand out early. Land and houses were the clearest drivers of visible listing growth in 2025, while land also posted the strongest GMV growth. The report also highlights how Nagano’s mix of destinations—including Hakuba, Karuizawa, Nozawa Onsen and Madarao—creates a market that is more fragmented and more selective than a simple prefecture-wide average might suggest.
Nagano’s position also matters. It sits closer to Tokyo than Hokkaido, and includes both internationally recognised resort names and tightly held local markets where visible stock can remain limited. In places such as Nozawa Onsen, public inventory is often scarce, which means the visible dataset should be read as a guide to market behaviour rather than a complete record of every deal.
