Niseko-Moiwa’s 2025 Property Market: More Choice, Fewer Sales

Moiwa offers a different version of Niseko: a smaller resort, a lower-density setting and a property market dominated by individual houses and land. With Aman Niseko now scheduled to open in 2030, the area also has a significant luxury development ahead of it. Yet the latest market figures show why long-term development prospects and current buying activity need to be considered separately.

Our Niseko Moiwa Annual Market Report 2025 records a substantial expansion in properties listed through Uchi, alongside a sharp fall in recorded sales. Buyers had more choice, and the combined asking value of priced listings increased considerably, but that broader market was accompanied by fewer transactions.

There is also an important distinction for anyone comparing locations across Niseko: Moiwa Resort is not included in the Niseko United All Mountain lift pass. That pass covers Grand Hirafu, Hanazono, Niseko Village and Annupuri; Moiwa operates separately. A property’s proximity to Moiwa therefore offers a different skiing proposition from access to one of the four Niseko United resorts.
