# The Remarkables Expansion Still Has a Decision to Clear

A proposal to expand The Remarkables (New Zealand) into Doolans Basin would change how visitors use one of Queenstown’s established ski areas. The immediate property question, however, is how to assess that possible change while the project remains within a consent process. Documents accepted for consideration establish the scope of an application; they do not by themselves establish permission to build.

The official Fast-track Approvals project record describes upgrades to existing infrastructure, a new passenger transport lift, parking and expansion into the neighbouring basin. NZ Ski lodged its substantive application on 20 May 2026\. It was deemed complete on 8 July, and an expert panel was appointed through an August minute. The record reviewed for this article did not establish a final substantive approval.

That sequence matters because several different decisions sit behind the word “progress”. An application can satisfy documentary requirements and move to a panel while important questions about effects, conditions and implementation remain unresolved. Revised supporting material on the project’s application page should consequently be read as part of the evidence being assessed, rather than proof that every proposed component will proceed unchanged.

For accommodation owners, the appeal of expanded mountain access is understandable. More variety may improve the destination’s offer, and changes in transport or parking could influence the practical experience of reaching the mountain. Neither possibility establishes an increase in room nights. Visitors might redistribute existing holiday days between ski areas, travel at different times, or use new capacity without extending their stay.

A property business can make that uncertainty manageable by separating its current operating case from an expansion scenario. Existing access and verified reservations belong in the former. Any assumed benefit from Doolans belongs in the latter, with a clear explanation of the event that would make the assumption usable. That event might be a consent decision, a funded construction programme or an actual opening, depending on the forecast being made.

The same discipline applies to infrastructure outside the ski area. Additional mountain capacity can increase the importance of road management, staff accommodation and services in the wider destination. Their costs and delivery responsibilities do not disappear because a lift proposal becomes more advanced. A useful assessment asks which dependencies are covered by the application and which require separate action.

The next meaningful news is therefore the content of the panel’s decision and any conditions attached to it. Until then, The Remarkables offers a substantial development proposal to follow, with potential implications for Queenstown’s visitor economy. It offers no verified basis for announcing a completed expansion or forecasting a premium for nearby property.
